A La Carte Pricing
Premium Picture Upgrade (+$60)
Double the number of pictures for your listing from 30 to 60. Add descriptive captions for each picture.
Professional Home Measurement (+$75)
Square footage is the second most important factor (Location is #1) in determining the value of a home. Make sure you have accurate measurements.
Directional Signs, 3-pack (+20)
Make sure buyers can find your listing by placing directional signs at intersections.
Title Search (+$120)
A search of the property’s title, showing any liens, encumbrances, judgements, or back-owed taxes. Highly recommended if you are unsure about what you might owe on the property.
Professional Picture Upgrade (+$200)
Professionally taken pictures of your home. Choose up to 60 pictures for your listing and add descriptive captions for each picture.
Broker Price Opinion (BPO) (+$150)
Custom, detailed market analysis with a specific opinion of value. Much more detailed than a CMA and gives pricing strategies.
*Includes a Professional Home Measurement.
Open House Package (+$150)
Open house yard sign & directional signs delivered to you. Custom open house flier and contact information sheets provided. Open houses are placed on the MLS and we provide follow-up support.
Pre-Listing Home Inspection (+$400)
List with confidence knowing that you have either corrected or disclosed any potential issues with your home. Buyers feel better writing offers when they already know what the home inspection says!
Virtual Video Tour (+$150)
A customized walk-through video of your home. This gives buyers a true sense of being in your home that pictures just can’t capture.
Text Marketing System (+$60)
Double your chances of finding the buyer yourself! Buyers can access listing information, pictures, and current pricing by texting a KEYWORD located on your yard sign. It then allows them to request a showing and notifies you so you can follow up and get the showing scheduled.
Stat Trac & Feedback (+$60)
- Receive weekly stat tracking reports showing activity on your listing.
- Receive customized feedback from agents once they’ve shown your home. Allows you to make adjustments quickly, minimizing time spent on the market.
Radon Testing (+$60)
Use one of our digital radon detectors to measure the levels in your home, so that you can make proper disclosures.

Closing Costs
Paid at time of closing
Broker Support / Consulting
$120 Per Hour. The first 2 hours are included. Additional time is billed in 10-minute increments and is paid at closing or listing termination. We are always here to assist you when you need us.
DIY Listing Closing Fee
Our DIY Listing Closing fee is $999 and covers our contract to closing assistance.
*Includes the 2 free hours of broker support.
3-2-1 Buyer Agent Program
The buyer agent commission you will pay is based on where the buyer came from.
